  • Ionic maintains a strict focus on high-performing opportunities, targeting only projects that exceed market best investor internal rate of return (IRR) and equity multiples. Investment opportunities that do not meet or exceed these thresholds are not pursued. This disciplined approach ensures capital is deployed only into deals with strong, risk-adjusted returns.

  • Ionic structures its investments to maximize capital return velocity. Equity capital deployment is typically limited to the period from groundbreaking to stabilization, with most projects having an investment horizon of two years or less. This strategy enhances both internal rate of return (IRR) and the equity multiplier (EM), contributing to consistent outperformance of our peers.

    • Ionic co-invests meaningfully—contributing at least 20% of the total common equity in each project in direct investment—ensuring strong alignment between Ionic and investors. 

    • To further align Ionic’s affiliated companies, Ionic’s affiliates exchange professional services fees for equity participation in projects, tying compensation of the affiliate companies directly to project performance. 

    • Debt investors and preferred investors receive above median preferred returns, and equity investors receive favorable waterfalls and split in profits. Furthermore, Ionic does not charge asset management fees; compensation to Ionic as project sponsor is earned only when the investment’s performance exceeds minimum investor return hurdles.

  • Ionic targets projects located in markets with compelling fundamentals—characterized by constrained supply, population growth, top-tier schools, expanding employment bases, low vacancy rates, and strategic proximity to amenities. This data-driven approach ensures strong demand drivers support appreciation of asset value.

  • Ionic specializes in $2-$10 million projects in supply-constrained, high-growth markets. These smaller-scale assets are often overlooked by institutional capital, allowing Ionic to capitalize on market inefficiencies at this segment. This focus enhances portfolio diversification and enables nimble expedited capital deployment across multiple projects and value segments.

  • Ionic’s team brings decades of combined experience in real estate development, construction, architecture, engineering, project management, and legal services. The team has a proven track record of delivering projects on time and within budget—both as principals and as integral project stakeholders. This depth of expertise underpins Ionic’s consistent execution and reputation for excellence.

  • Risk mitigation is central to Ionic’s investment philosophy. Our team employs institutional best practices in underwriting, insurance coverage, capital structuring, and exit planning. We maintain diversified exposure across the value spectrum and geographies, and structure every project with clear exits with multiple pathways, strong downside protection, and favorable risk-return profiles.

  • Each project Ionic pursues includes a range of investment opportunities within the project’s capital stack, including fixed income, with monthly interest income at high rates, risk-adjusted preferred equity with a combination of monthly income supported by interest reserves and participation at the exit of the project, and appreciating common equity, or a combination of all three. We have options that match your investment objectives.

    • Ionic maintains proactive, open communication with investors. From initial due diligence through final exit, investors receive full access to deal documentation, offering materials, executed agreements, and tax forms—readily available via our secure investor portal. 

    • Quarterly updates provide narrative performance summaries and forward-looking insights, while real-time metrics ensure transparency throughout the investment lifecycle. 

    • Annually, each investment engages a certified public accountant for full-year reporting and IRS filings, which are distributed to investors by early March and stored within the portal for future access.
